Wholesalers: Send Us Your Greater Philadelphia and South Jersey Deals

We buy houses and small multifamily buildings in any condition across Philadelphia, its Pennsylvania suburbs and South Jersey. Text us the details and photos, and keep every deal legal.

The short version

  • We buy rowhomes, twins, singles and 2 to 4 unit buildings, in any condition, in Philadelphia; Delaware, Bucks and Montgomery counties, PA; and Camden, Burlington and Gloucester counties, NJ.
  • Text the address, price, photos or video, access, occupancy, contract status and title status to (267) 551-5554, or call.
  • Tell us the truth about condition and title up front.
  • We only work on deals that follow Pennsylvania and New Jersey law. In Pennsylvania, marketing a contract for a fee requires a real estate license under Act 52 of 2024.

What do you buy?

  • Single-family houses: rowhomes, twins and singles.
  • Small multifamily: 2 to 4 unit buildings.
  • Any condition: full rehabs, fire or water damage, tired rentals, estates that still need a cleanout.
  • Vacant or occupied, including houses with tenants in place.

Our buying area is Philadelphia; Delaware County, PA, Bucks County, PA and Montgomery County, PA; and South Jersey, meaning Camden, Burlington and Gloucester counties. The where we buy page lists the towns.

What should you send?

  • Address, with the unit count for multifamily.
  • Price: your number for the deal.
  • Photos or video of every room, plus the roof, basement, heater and electric panel.
  • Access: lockbox, appointment, or notice needed for an occupied house.
  • Occupancy: vacant, owner-occupied or tenants, with the rents, leases and whether rent is current.
  • Contract status: whether you are under contract with the owner, when it expires, and whether it can be assigned.
  • Title status: whose name is on the deed, any estate or probate, and known liens, judgments, tax balances or open violations.
  • Your license: for a Pennsylvania deal you plan to assign, your Pennsylvania real estate license number, plus your Philadelphia wholesaler license if the City requires one for you.

How do you send us a deal?

Text the details and photos to (267) 551-5554, or call the same number. One text with everything above is easiest.

What do you look for in a deal?

  1. Honest condition notes. Roof, foundation, water, fire and code violations, said plainly up front.
  2. A price that works as-is. We price from the repairs, the value after repairs, and our holding costs and risk. See how we calculate an offer.
  3. A seller who understands the deal and has the paperwork the law requires.
  4. A clear path to closing: title that can be cleared, the right people to sign, and access to see the property.

What rules must every deal follow?

We only work on deals that follow Pennsylvania and New Jersey law.

Pennsylvania: Act 52 of 2024

Since Act 52 took effect in January 2025, promoting a contract on a 1 to 4 unit home in Pennsylvania with the intent to assign or transfer it for a fee, without taking title, is a “wholesale transaction.” Anyone who does it, for themselves or for someone else, needs a Pennsylvania real estate license, as a broker or as a salesperson under a broker. The law's exemption for owners does not apply to wholesale transactions.

The seller's agreement must prominently include the statements the law lists: that it is a wholesale transaction, that the seller may get an appraisal, see a lawyer or talk to a licensee from another brokerage, the cancellation right, and a refund of all payments within 10 business days of a cancellation notice. The seller can cancel until midnight of the 30th day after signing, or until the property is transferred, whichever comes first, and any time before the transfer if those statements are missing. The right cannot be waived.

Philadelphia

The City requires a Residential Property Wholesaler License from L&I for anyone whose business is getting owners to sell so they or someone else can resell. Pennsylvania-licensed agents and attorneys acting within their licenses are among those exempt. The homeowner must get, and sign, a written disclosure at least three days before an offer. Owners on the City's Do Not Solicit list, or who said they do not want to be contacted, may not be solicited. If you were unlicensed when you solicited the owner, the homeowner can cancel the agreement any time before the title transfers.

New Jersey

For South Jersey deals, make sure your role and your paperwork follow New Jersey law. If you are not sure whether what you do needs a license in either state, ask a real estate attorney before you market the deal.

Questions from wholesalers

Do I need a Pennsylvania license to send you a Pennsylvania deal?

If you are marketing a contract for a fee without taking title, Act 52 says yes. We only work on deals that follow the law.

Are you agents or brokers?

No. Vivid Properties is a real estate investment company that buys houses directly. We do not list houses.
