The short version
- We buy houses anywhere in Camden County for cash and as-is: singles, twins, rowhomes, townhouses and 2 to 4 unit buildings. Your written offer usually comes within 24 hours.
- Several towns inspect a house before it can change hands, including Camden City, Pennsauken, Haddon Township and Collingswood. Every one- or two-family sale in New Jersey also needs working smoke and carbon monoxide alarms signed off by the fire official.
- Wills are probated at the Camden County Surrogate's Court in Blackwood, not in Camden City, and only after the 11th day after death.
- Sheriff sales are held the first and third Wednesday of each month at noon in Camden City Hall. After a sale, the owner has 10 days to redeem.
- New Jersey's Realty Transfer Fee is the seller's by law. On a $200,000 sale it comes to $935 at the standard rate.
Who buys houses for cash in Camden County?
Vivid Properties does. We are a local, family-owned real estate investment company at 2614 Amber St in Philadelphia's Kensington and Fishtown area, a few minutes from the Betsy Ross Bridge. We buy houses directly from owners for cash. We are not agents, and we never list your house.
Here that means houses in any condition: a Collingswood twin still full of a parent's things, a Lindenwold rental with tenants in it, a Camden rowhome with a violation notice, or a Cherry Hill single that needs a roof. You get a fair written offer, usually within 24 hours, with no repairs, no cleaning, no commissions and no fees from us, and you pick the closing day. We pay all the closing costs, and your written offer shows exactly what you walk away with before you sign. When you call, you talk to our family team, people like Michael Neavson and Jen Gorsen, not a call center.
Towns and neighborhoods we buy in
Camden County runs from the old river towns across from Philly, through the Haddons along the PATCO line, out to newer subdivisions near the Pinelands. Mailing names cross town lines here, so look for the name on your mail as well as the one on your tax bill.

ZIP 08012, 08029, 08081
Voorhees, Gibbsboro, the Berlins and Pine Hill

Three name traps: Gloucester City, Gloucester Township and Gloucester County are three different places. The Blackwood ZIP, 08012, crosses the county line into Washington Township in Gloucester County. And Berlin Borough and Berlin Township are separate towns with separate offices.
Camden County towns we know especially well
These towns have their own pages, with their inspection rules, housing and neighborhoods in more detail.
What are the houses like, and what can hold up a sale?
Camden County's housing is the oldest of the three South Jersey counties we buy in. Census estimates for 2020 to 2024 put the median home at 1967, and about 4 in 10 were built before 1960. The closer to the river, the older it gets: the median year is about 1950 in Camden City, 1945 in Gloucester City and 1941 in Collingswood, and 1939 or earlier in Haddonfield, Audubon, Brooklawn and Woodlynne. Gloucester Township, Voorhees and Winslow have medians from 1979 to 1984.
About 1 in 6 homes in the county is a twin, rowhome or townhouse, and about 1 in 3 occupied homes is rented. In Camden City and Lindenwold it is roughly two in three.
In houses this age, three things tend to slow a sale down:
- Old permits. Towns check permit records before they sign off. Pennsauken will not issue its resale certificate until open permits are closed, including permits for past work that was done without one.
- Lead paint in rentals. New Jersey requires rentals built before 1978 to be inspected for lead paint hazards every three years or at tenant turnover, and a selling landlord must give the buyer any lead-safe certificates.
- Heating oil tanks. About 4 percent of occupied homes here still heat with oil, and houses that switched to gas can still have an old tank in the ground. Only DEP-certified firms may work on underground heating oil tanks, and the county's environmental health unit takes tank inspection requests online.
Does my town require an inspection before I sell?
Often, yes. New Jersey lets each town decide whether to require its own resale certificate of occupancy (CO), which is a town's sign-off that a house is safe to live in. A few Camden County examples, from each town's own website:
| Town | What a sale needs | Good to know |
|---|---|---|
| Camden City | A certificate of occupancy inspection when a property is sold or rehabbed (city policy since 2012) | The Building Bureau inspects along with a Housing Bureau officer. Rentals are also inspected at a change of ownership. |
| Pennsauken | A housing resale certificate and fire certificate for every one- or two-family sale, $175 in all | The buyer can sign an affidavit for a temporary CO and take on the listed repairs after closing. |
| Haddon Township | A resale inspection, inside and out, and a certificate of compliance | Apply and pay at least 14 business days before closing. Inspections are on Mondays and Wednesdays. |
| Collingswood | An exterior resale certification plus the smoke and carbon monoxide alarm inspection | The exterior fee is $50. Certificates are good for one sale or six months. |
Everywhere in New Jersey, a one- or two-family house needs working smoke alarms and carbon monoxide alarms, signed off by the town (usually the local fire official), before it is sold or rented. Since February 2025 state law no longer requires a fire extinguisher for that check, and a house with a secondary power source needs a warning label within 18 inches of the main electric panel and meter.
A long inspection report does not have to stop an as-is sale. In Pennsauken, as in some other New Jersey towns, the buyer can take on the repairs in writing and close on a temporary CO. Tell us your town early and we will plan the inspection around the closing day you pick.
Where does probate happen in Camden County?
At the Camden County Surrogate's Court, the county office that handles wills and estates. It is at Forrest Hall, 509 Lakeland Road in Blackwood, (856) 225-7282. In-person visits are by appointment only, and you can also mail papers or use the drop box there.
You can bring the will in any time after the death, but probate and the executor's letters are issued only after the 11th day. If there is no will, the Surrogate appoints an administrator, and the surviving spouse has the first right to serve. The executor or administrator needs those letters before signing anything for the estate. Our guide to selling an inherited house in New Jersey walks through the whole process.
How do sheriff sales work in Camden County?
A sheriff sale is the public auction at the end of a foreclosure. New Jersey foreclosures go through the court, and after the final judgment the court issues a writ telling the county sheriff to sell the house.
In Camden County the sales are held the first and third Wednesday of each month at noon, in the Camden City Council Chambers on the second floor of City Hall, 520 Market Street. The sheriff posts a sales list online but warns that the schedule changes a lot as the date gets close. Before the sale, the owner can ask the sheriff for up to two adjournments of up to four weeks each, by a written, notarized request, with a $28 fee for each.
After the sale, the owner has 10 days to redeem, which the courts describe as buying the house back or selling it. If the house sells for more than the judgment and costs, the extra goes to the court's Trust Fund Unit, pays other liens first, and anything left can go to the former owner. If you are going to sell, it is far easier before the sale date than in those 10 days. Free court mediation is also available. Read our New Jersey foreclosure guide before the date gets close.
What will the Realty Transfer Fee cost me?
New Jersey charges the seller a Realty Transfer Fee when the deed is recorded with the County Clerk, which in Camden County is Room 102 at 520 Market Street. The fee is figured per $500 of the price and the rate rises as the price does:
| Sale price | Standard fee | Reduced fee |
|---|---|---|
| $150,000 | $600 | $150 |
| $200,000 | $935 | $275 |
| $250,000 | $1,325 | $400 |
| $300,000 | $1,715 | $525 |
By law the fee is the seller's. When you sell to us, we pay all the closing costs, and your written offer shows exactly what you walk away with before you sign.
How does selling to us work here?
- Tell us about the house. Call or text (267) 551-5554, or use the form. A real local person answers.
- We look at it with you. Condition, tenants, your town's resale rules, and any estate or sheriff sale deadline.
- You get a written cash offer. Usually within 24 hours, built the way we explain on how we calculate our offer.
- You pick the closing day. No repairs, no cleaning, and you can leave behind what you do not want.
Straight talk on price: a cash, as-is offer is usually below what the same house would bring after a full renovation on the open market. The gap pays for the repairs, our risk, the taxes and utilities we carry while we fix it, and the speed and certainty of the sale. What you save is the commission, the repair bills and the months of showings. If your house is in good shape and you have time, listing may net you more, and we will say so. See cash sale vs listing, and our guides to selling as-is and selling with tenants. Looking across the county line? See Burlington County, Gloucester County or all of South Jersey.

Camden County seller questions
Is Blackwood in Camden County or Gloucester County?
Both, depending on the street. The Blackwood ZIP, 08012, covers part of Gloucester Township in Camden County and part of Washington Township in Gloucester County. The Census community called Blackwood is in Gloucester Township. Your tax bill shows your town and county, and we buy on both sides of the line.
Do I need a certificate of occupancy to sell in Camden City?
Yes. Since 2012 the city has required a certificate of occupancy inspection when a property is sold or rehabbed, done by the Building Bureau together with a Housing Bureau officer. If you already know the house needs work, tell us at the start so the inspection fits your closing date.
How soon can I sell a house after a parent dies?
The executor or administrator needs letters from the Surrogate's Court in Blackwood before signing for the estate, and those are issued only after the 11th day after death. You can talk with us before then to understand your options. We buy inherited houses as they are, contents and all.
Can I still sell if my house is on the sheriff sale list?
Usually, yes. You can sell up until the sale, and the courts say the owner has 10 days after the sale to redeem, by buying the house back or selling it. In Camden County you can also ask the sheriff, in writing, for up to two adjournments. The sooner you call, the more room there is to close in time.
Are Gloucester City and Gloucester Township the same place?
No. Gloucester City is a small city on the Delaware River by the Walt Whitman Bridge, ZIP 08030. Gloucester Township is a large township that includes Blackwood, Glendora, Erial and part of Sicklerville. Both are in Camden County, not Gloucester County, and we buy in both.
