Which areas do we buy houses in?
Two regions on either side of the Delaware River: Philadelphia with its Pennsylvania suburbs, and South Jersey. If the house is in any of these counties, we can make you an offer.
Philadelphia and its Pennsylvania suburbs
Philadelphia
The city and the county are the same place, so everything inside the city line counts: the Northeast and Far Northeast, the River Wards, North, Northwest, West, Southwest and South Philly, and Center City. That means Fishtown, Kensington, Port Richmond, Mayfair, Frankford, Oxford Circle, Olney, Germantown, Mount Airy, Roxborough, Cobbs Creek, Point Breeze and every block in between. See we buy houses in Philadelphia.
Delaware County, PA
Delco runs west and south of the city: Upper Darby (with Drexel Hill, Highland Park, Primos and Secane), Havertown, Springfield, Broomall, Media, Glen Mills, Lansdowne, Yeadon, Darby, Collingdale, Sharon Hill, Folcroft, Glenolden, Norwood, Prospect Park, Ridley Park, Folsom, Woodlyn, Clifton Heights, Aston, Brookhaven, Chester, Marcus Hook and Newtown Square. Westbrook Park is part of Upper Darby Township but uses the Clifton Heights mailing address. See Delaware County, PA.
Bucks County, PA
Lower Bucks first: Bensalem (Cornwells Heights, Trevose, Andalusia), Bristol, Croydon, Levittown, Fairless Hills, Tullytown, Penndel, Langhorne, Morrisville and Yardley. Then north through Feasterville, Southampton, Warminster, Richboro, Holland, Newtown and Warrington to Doylestown, Chalfont, Perkasie and Quakertown. See Bucks County, PA.
Montgomery County, PA
Montco wraps around the city's northwest and north sides: Cheltenham, Elkins Park, Glenside, Jenkintown, Abington, Willow Grove, Hatboro, Huntingdon Valley, Ambler, Lansdale, North Wales, Norristown, Bridgeport, Conshohocken, Plymouth Meeting, King of Prussia, Ardmore, Bala Cynwyd and Narberth, and farther out Collegeville, Royersford, Pottstown, Harleysville and Souderton. See Montgomery County, PA.
South Jersey
Over the Ben Franklin, Walt Whitman, Betsy Ross and Tacony-Palmyra bridges. See the South Jersey overview for how New Jersey handles transfer fees, probate and town resale inspections.
Camden County, NJ
Cherry Hill, Camden, Pennsauken, Collingswood, Haddonfield, Westmont, Haddon Heights, Audubon, Oaklyn, Merchantville, Gloucester City, Bellmawr, Mount Ephraim, Runnemede, Barrington, Magnolia, Somerdale, Stratford, Lindenwold, Clementon, Pine Hill, Voorhees, Berlin, Blackwood, Glendora, Sicklerville and Atco. See Camden County, NJ.
Burlington County, NJ
Marlton, Mount Laurel, Moorestown, Maple Shade, Cinnaminson, Palmyra, Riverton, Delran, Riverside, Willingboro, Edgewater Park, Burlington, Florence, Bordentown, Mount Holly, Lumberton, Medford, Pemberton and Browns Mills. See Burlington County, NJ.
Gloucester County, NJ

Why does the state line matter when you sell?
Because the rules change at the river. On a $250,000 sale, Philadelphia's 4.578% realty transfer tax comes to $11,445, usually split between buyer and seller. New Jersey's Realty Transfer Fee on the same price is $1,325, and the seller pays it. Probate changes too: in Philadelphia it runs through the Register of Wills at City Hall, and in New Jersey through each county's Surrogate's Court. The area pages below cover what applies where.

What do we buy?
Mostly houses: rowhomes, twins and singles, plus small buildings with 2 to 4 units. Any condition, any situation:
You get a fair cash offer, usually within 24 hours. We buy as-is, so there is no cleaning and no repairs, and there are no agent commissions and no fees from us. We pay all the closing costs, and your written offer shows exactly what you walk away with before you sign.
One honest note: because we buy as-is and take on the repairs and the risk, our offer is usually lower than what a fully fixed-up house could sell for on the open market. If listing with an agent would put more in your pocket, we will tell you.
