The short version
- Vivid Properties is a local, family-owned real estate investment company that buys directly. We are not agents or brokers, and we do not list houses.
- Bring us properties that are hard to sell on the open market: heavy repairs, tenants, estates, or a seller up against a deadline.
- Your seller gets a written, as-is cash offer. The purchase agreement spells out any commission or fees.
- Text the address, photos and details to (267) 551-5554, or call.
Why do agents bring us properties?
Because some houses do not fit the open market, at least not without a lot of time and money first.
- Condition. A house that needs a roof, a full rehab, or fire or water repairs can scare off buyers who need a mortgage, and showings stall.
- Tenants. Occupied rentals are hard to show, and many buyers want them empty.
- Estates. Heirs who live far away, a house full of belongings, and a family that wants one clean sale. Our guide to selling an inherited house in Philadelphia can help your seller see the steps.
- A deadline. A sheriff sale date, a foreclosure, a tax balance or code violations that put a clock on the sale. See stopping a Philadelphia sheriff sale.
- Privacy. Sellers who do not want a sign, open houses or strangers walking through.
What do you buy, and where?
Rowhomes, twins, singles and 2 to 4 unit buildings, in any condition, vacant or occupied. We buy in Philadelphia; Delaware County, PA, Bucks County, PA and Montgomery County, PA; and South Jersey, meaning Camden, Burlington and Gloucester counties. See every area on our where we buy page.
What should you send?
- The address, and the unit count for multifamily.
- The price your seller has in mind.
- Photos or video, inside and out.
- Showing instructions or lockbox access.
- Occupancy: leases, rents and whether tenants are current.
- Known issues: roof, water, structure, open violations.
- Title or estate status: who has to sign, where probate stands, any liens.
- Your seller's timeline.
- How your compensation is set up, so it can be written into the agreement.
How do you work with my seller?
- We look at the property as-is. No repairs, cleaning or staging.
- We make a written cash offer, usually within 24 hours. We pay all the closing costs, and the written offer shows your seller exactly what they walk away with before signing.
- The purchase agreement spells out any commission or fees. Nothing is assumed, and everyone sees the numbers before signing.
- Your seller picks the closing day.
- No pressure. Your seller can weigh our offer against what the open market might bring.
When should your seller list instead?
When the house is in decent shape, the seller has time, and buyers can get financing, the open market usually brings more money. A cash, as-is offer is usually below what a fully repaired house could sell for, because we take on the repairs, the risk and the carrying costs until the work is done. If listing is the better move for your seller, we will say so. Our cash sale vs. listing comparison and how we calculate our offer lay out the trade-offs, and both are fine to share with your seller.

Questions from agents
Do you pay a commission or referral fee?
It depends on the deal, and we do not promise one up front. When a commission or fee is part of a deal, the purchase agreement spells it out, so your seller sees it before signing.
Will you list or co-list the property?
No. We are a real estate investment company that buys houses directly. We are not agents or brokers, and we do not list houses.
Can you buy with tenants in place?
Yes, we look at occupied houses and 2 to 4 unit buildings. Send the leases, the rents and whether the tenants are current. Our guide to selling a house with tenants covers the seller's side.
