The short version
- Our offer is what similar fixed-up houses nearby sold for, minus repairs, costs and a margin. It is usually below a fixed-up price, and we show the math.
- No agent commissions and no fees from us. Your written offer usually comes within 24 hours, and you pick the closing day.
- We buy as-is, including inherited houses, rentals with tenants and houses that need a lot of work.
- No pressure. If listing with an agent is the better choice, we will say so.
Our offer and the money
How do you decide what to offer?
We start with what similar fixed-up houses nearby recently sold for. Then we subtract the repairs, the costs to buy, hold and resell the house, and a margin for risk and profit. What is left is the offer, and how we calculate our offer works through every line on a sample Philadelphia rowhome.
Will your offer be less than my house could sell for on the market?
For a house that needs work, yes, and any honest cash buyer will tell you the same. You trade part of the price for no repairs, no showings, no commissions and a closing day you choose. If your house is move-in ready and you have time, listing will likely get you more; our comparison page shows when.
Do I pay commissions or fees?
No agent commissions and no fees from us. We pay all the closing costs, and your written offer shows exactly what you walk away with before you sign. How we buy houses shows where each cost is settled.
What comes out of the sale money at closing?
Your mortgage payoff and any liens or back taxes. We pay all the closing costs. The title company or settlement attorney pays each one from the sale money, then pays you the rest. See the closing steps on how we buy houses.
Who pays the transfer tax?
In Philadelphia, the realty transfer tax is 4.578% of the price: 3.578% for the city plus 1% for the state. It is usually split evenly between buyer and seller, though the law does not require that. New Jersey puts its Realty Transfer Fee on the seller. When you sell to us, we pay it, along with all the other closing costs, and our offer math page shows the tax in a real calculation. For every cost of selling, see what it costs to sell a house in Philadelphia.
The process and timing
How fast do I get an offer?
Usually within 24 hours. First we ask a few questions and see the house once, through a visit or photos or a video walkthrough. Start with the 1-minute form, or text or call (267) 551-5554.
How long does it take to close?
There is no single answer, and we will not promise a number we cannot keep. You pick the date, and the paperwork decides how soon it can be. A house with a clear title is ready sooner than one that needs estate papers or has liens to clear. Read what can slow a closing down.
What happens if the title search turns up a problem?
Many title problems can be cleared before closing. An old lien can be paid from the sale money, a missing signature can be added, and estate papers can be filed. The title company tells us what is needed, and we explain it in plain words; our process page covers the common ones.
Do I have to clean out the house or make repairs?
No. We buy as-is, clutter and all, so take what you want and leave the rest. Our guide to selling a house as-is explains how that works.
Can I change my mind after I get the offer?
Yes. An offer is free and does not commit you to anything. Once you sign an agreement of sale, it is a contract, so read it, ask us anything, and have an attorney look at it if you like. See where signing fits on how we buy houses.
Your house and your situation
What kinds of houses do you buy?
Mostly single-family houses, meaning rowhomes, twins and singles, and also small buildings with 2 to 4 units. We buy them in any condition: dated, damaged, vacant or full of belongings. How we buy houses walks through what happens next.
Where do you buy?
Philadelphia; Delaware, Bucks and Montgomery counties in Pennsylvania; and Camden, Burlington and Gloucester counties in South Jersey. See every area we buy in, or start with Philadelphia or South Jersey.
Do you buy houses with fire damage or code violations?
Yes. Fire or water damage, open violation notices, or a house that needs everything: we look at it as it sits and price the repairs into the offer. Tell us about any notices you have received, so nothing surprises anyone at closing. Our guide to selling a house as-is covers what to expect.
Can you buy a house I inherited?
Yes. If the house is still in a late parent's or grandparent's name, estate paperwork may need to be done before it can be sold. You can still get an offer first, so you know your number. Our guides for Pennsylvania and New Jersey walk through the steps.
Do you buy rentals with tenants living in them?
Yes. The house does not need to be empty for you to get an offer. Tenants have rights when a rental is sold, so read our guide on selling a house with tenants before you give anyone notice.
I am behind on payments or facing a sheriff sale. Can you still buy?
Possibly, if there is time to close before the sale date, so reach out early. It is also worth talking to a housing counselor about ways to keep the house. Read how to stop a sheriff sale in Philadelphia or our guide to foreclosure in New Jersey.
Trust and privacy
Are you real estate agents?
No. Vivid Properties is a local, family-owned real estate investment company that buys houses directly, so we do not list houses or charge commissions. If listing would serve you better, we will tell you, and you can hire any agent you like. Meet the family behind Vivid.
How do I know you are legitimate?
Check us the way you would check anyone. Our address is 2614 Amber St, Philadelphia, PA 19125, we are rated 4.6 stars on Google and 5.0 on Facebook, and real sellers tell their own stories on our reviews page. Then run us through our checklist for checking any cash buyer.
What do you do with my information?
We use it to answer you, prepare an offer and, if you sell, complete the purchase. We never sell or rent it, and we never share your phone number or texting permission with other companies for their marketing. The details are in our Privacy Policy and Terms and Conditions.
Will you keep calling or texting me?
We contact you only about your house and your offer, and we stop when you ask. Reply STOP to any text and you get one confirmation, then no more texts, and you can ask us to stop calling or emailing at any time. See how our form and texting work.
Still have a question? Text or call (267) 551-5554, and a real local person answers.
