The short version
- The form takes about a minute: the address and your mobile number, then your name, email and a few optional details.
- A real person from our local team gets back to you. Your written cash offer usually comes within 24 hours.
- Asking is free and commits you to nothing. If you sell, there are no agent commissions and no fees from us.
- We text only if you check the box, and the texts stop when you reply STOP.
Ready now? On a phone, the form comes after this text, and this button jumps straight to it. Rather talk first? A real local person answers.

What happens after you send the form?
- We look up the house. Our local team checks the address and what similar houses nearby have sold for.
- We reach out. By text if you checked the box, by phone if not. We ask about the condition, who owns it, whether anyone lives there, and your timing.
- We see the house once. One visit, or photos or a video walkthrough if you live out of town or tenants live there. Nothing needs to be cleaned or fixed first.
- You get a written offer, usually within 24 hours. We pay all the closing costs, and your written offer shows exactly what you walk away with before you sign.
- You decide, on your own time. Show it to family or an attorney, or compare other offers. If the answer is no, that is the end of it.
- If you say yes, you pick the closing day. A title company or settlement attorney handles the paperwork, and you are paid at closing. See how we buy houses.
“Communication was clear and timely throughout the entire process.”

What will we never do?
- Charge you for an offer. And if you sell, there are no agent commissions and no fees from us.
- Sell or rent your information, or share your number or texting permission with other companies for their marketing.
- Spam you. We contact you only about your house and your offer.
- Pressure you. If listing with an agent is the better choice for your house, we will say so.
- Ignore a stop request. Reply STOP to a text, or ask us to stop calling or emailing, and we honor it.
How do texting and privacy work?
In plain words, checking the text box on the form means:
- We may text you about your property and your offer. How often depends on your conversation with us, and your carrier's message and data rates may apply.
- Texting is optional and is not a condition of getting an offer or selling to us. Leave the box blank and we call instead.
- Reply STOP to opt out: you get one confirmation, then no more texts. Reply HELP for help.
- Your permission goes to Vivid Properties directly. It never comes from a lead company, and we never sell it.
We share your information only in the limited ways our policy lists, such as with our form and messaging tools and the title company handling a sale. You can ask what we hold about you, or ask us to correct or delete it, apart from records we must keep. Read the full Privacy Policy and Terms and Conditions.
Not ready to sell yet?
That is fine. An offer commits you to nothing. You can also start here:
- See how we calculate our offer, including an example where listing nets more.
- Weigh your options with our cash sale vs listing comparison.
- Read the guide for your situation: an inherited house, a sheriff sale, tenants, or the others.
- Just have a question? Text (267) 551-5554. No form needed.
Questions about the form
Do I have to be the owner to ask for an offer?
No. Heirs, executors and family members helping a parent can ask too. The people who sign at closing need the legal right to sell, and our inherited house guides for Pennsylvania and New Jersey explain what that can take.
What if I fill out the first step and stop?
Your address and phone number are sent when you tap the first button, so someone from our team may get in touch to finish up. If you would rather we did not, just say so.
I already have an offer from another buyer. Should I still ask for yours?
Yes. Comparing offers is one of the simplest ways to protect yourself. Ask each buyer how they got their number, and compare what you would walk away with, not just the price. Our offer math page shows what to look for.
